As defined by the Real Estate Staging Association (RESA), home staging is the act of preparing and showcasing residential or commercial property for sale. It is a systematic and coordinated methodology in which knowledge of real estate, home renovations and creative design principles are applied to attract a buyer. Whether the property is owner-occupied, estate condition or vacant, staging is recommended before listing a property. It can be equally effective after a property has been on the market for an extended period unsold.

 

WHY SHOULD I STAGE MY HOME?

Home staging is a valuable tool that helps improve the perceived value of your home. A home that is professionally staged will most likely sell more quickly than an un-staged home. Staged homes usually sell for a higher price, too.

AND, we provide this transformation as economically as possible. Jms Home Staging & Design will do as much or as little as you want… you decide. We use the home owner’s furniture and accessories by rearranging, redesigning and reinventing! The results are always amazing! Only when absolutely necessary do we recommend rental furniture or purchasing new accessories. For those on a budget or those who prefer to do the work themselves, the detailed Consultation report will provide all the information needed to guide you in setting the Stage yourself!

The cost of a home staging project can only be determined after the property has been viewed and recommendations have been made, however; you can rest assured that Home Staging will always cost less than your first price reduction and is an affordable investment to make when you compare the actual dollars spent to stage your home.

If your home isn’t selling you may be considering a price reduction. Depending on the size and price of your home that price reduction could be thousands of dollars to tens of thousands of dollars. Home staging is much less than the cost of one price reduction!

 

WHAT IS A CANADIAN CERTIFIED STAGING PROFESSIONAL (CCSP)?

Canadian Certified Staging Professionals have studied and learned the proven and powerful techniques of Staging homes. CCSP Stagers have successfully attended and graduated from the CCSP Course and have passed a required examination on preparing homes for sale to earn this designation. Canadian Certified Staging Professionals are committed to the principles and practices of marketing properties as Staged Homes.

 

 

HOUSES IN MY AREA SELL VERY QUICKLY. WOULD I STILL BENEFIT FROM HAVING MY HOME STAGED?

Yes, every house will sell in a strong sellers market; however, the difference to consider is how much you will get for your listing and how quickly it will sell if it were staged. Even if your house sells quickly, it doesn’t mean it sold for the amount it would have sold for had it been professionally staged.

 

WHEN IS THE BEST TIME TO STAGE MY HOME?

As a Canadian Certified Staging Professional, my advice is to stage your home before it is listed. Statistics show that 90% of today’s homebuyers use the Internet to search for homes before visiting them. Therefore, staging your home before it appears on the market maximizes your ability to get top dollar for your home – the first day it is listed. However, if your home is on the market and you are not getting showings on the property, then the best course of action to take is to stage your home before you consider any price reduction. By taking your home briefly off the market, your home staging can be accomplished.

 

MY HOME WAS PROFESSIONALLY DECORATED, WHY DO I NEED TO CONSIDER HOME STAGING?

Professional Interior Decorating and Home Staging are very different processes. Interior Decorating takes into account your personal tastes and “imprints” your personal style on every aspect of your home. Home Staging works to create spaces in your home that will appeal to the greatest number of buyers. A CCSP has been trained to turn your house into a “product” that sells quickly and for as much money as possible, NOT decorate your home to YOUR personal taste by spending money on new furnishings! A CCSP has completely different goals in mind so the end result of how your property will be presented is vastly different!
